San Diego Areas Least Affected by Foreclosures
While some of the San Diego real estate communities with the most affordable housing have the highest rate of foreclosed homes in the County, other communities with the least affordable housing have the lowest rate of foreclosures according to the same report that was published last week by DataQuick.
The 92118, 92024, 92007, 92130 and 92011 zip codes in the oceanfront and beach areas in the County which include the communities of Coronado, Encinitas, Cardiff and SW Carlsbad as well as the community of Carmel Valley just east of I-5 had the lowest rate in foreclosed homes along with the other San Diego beach real estate areas. Since these areas are not affected by the foreclosures combined with the limited availability of homes for sale and high location desirability (location is always a huge factor in real estate), real estate values continue to rise in the oceanfront or beach communities in San Diego County such as Del Mar, Solana Beach, Pacific Beach, Point Loma and La Jolla.
Other San Diego County areas with low foreclosure rates which are real estate values are either holding or continue to rise are the communities of Scripps Ranch, Poway, Rancho Bernardo and 4s Ranch which all have in common high rated school districts.
San Diego Foreclosures on the Rise
I probably received an excess of 20 phone calls this morning from real estate investors seeking information on available foreclosure homes in San Diego. While I was wondering why everybody was calling regarding REO properties today, later on this afternoon I saw DataQuick’s report that during the first half of 2007 there were 2,896 homes foreclosed in the San Diego County. WOW!
Though the number certainly seems high it is not a record year when compared to the foreclosures during the mid-90s. Today the total number of homes in the County is way higher to the number of homes in the mid 90s. To no surprise the report shows that the San Diego areas that had the most foreclosures in the County are the communities which experienced the highest growth in the late 90s and the beginning of 2000.
The 91913, 91915 and 91914 zip codes in Southeast Chula Vista which include the communities of Otay Ranch and Eastlake had the highest rate in foreclosed homes in the County, followed by the communities of San Ysidro 92173, Spring Valley 91977 and City Heights 92105.
The banks today are putting on the market most of those foreclosed homes on the market where some good deal can be found, although the buyers who think that they can buy them at a very low price see that the banks are willing to take a loss but on the other hand they will certainly not give them away. If you are thinking of buying a foreclosure property at a good deal we might be able to point you in the right direction.
San Diego County Foreclosure Statistics
Every county recorder's office in California collects (mainly for statistical purposes) a monthly and yearly count of the more common types of documents that they regularly record. The categories we're particularly interested in are the counts for All Deeds, the Notices of Default, and the number of Trustee's Deeds being recorded from month-to-month.
The monthly count of All Deeds is important because it gives an accurate current measure of the overall activity of the market (hot, lukewarm or cold) and portends its direction for the short term (the next 6 months or so). Thus, if the count is high (i.e. the market is strong) we might be much more aggressive in our bidding than we would be if we sensed that it was trending downward instead. Another interesting relationship is the percentage of NOD's that go all the way to the trustee's sale, as witnessed by the recordings of the Trustee's Deeds. The percentage of trustee's deeds that are currently going to sale is a very strong indicator of the current foreclosure trend. Your chances of being able to make a profitable buy rises dramatically with each increase in the % Went to Sale.
